Romney campaign, RNC raise $100 million in August

WASHINGTON (AP) ? Mitt Romney's presidential campaign has raised at least $100 million in August for the third consecutive month, building upon a fundraising prowess that has allowed him to outraise President Barack Obama so far this summer, The Associated Press has learned.

The early numbers, which include money raised by the national Republican Party, will be publicly released next week. They were described by two people familiar with the figures who spoke on condition of anonymity because they were not authorized to share internal campaign matters.

The numbers were revealed on the first day of the Democratic National Convention in Charlotte, N.C., where delegates will nominate Obama for a second term. Federal records show that Romney and the GOP have pulled in more cash than Obama's re-election effort in May, June and July, including money collected by the Democratic Party.

It is usually difficult for a challenger to raise more money than an incumbent holding a major elective office, particularly in a presidential race.

The figures exclude tens of millions of dollars that outside "super" political action committees are pouring into the race to help Romney. Those groups have been largely bankrolled by wealthy Americans, thanks to changes in recent years to campaign-finance regulations.

The fundraising news further underscores the problem Obama's campaign may have in staying above water on the money side. While once a record-breaker ? Obama raised a remarkable $750 million four years ago ? the president's advisers are now publicly acknowledging the incumbent likely will be outspent.

Obama and the Democratic Party have not released their August fundraising figures.

Money is a crucial bellwether in presidential campaigns. It costs millions of dollars to run pricey television ads, pay staffers, keep field offices open and conduct get-out-the-vote efforts. Spending by campaigns, parties, super PACs and other outside groups will likely approach $2 billion by November.

Romney and the GOP raised a combined $101 million in July, $106 million in June and $76.8 million in May. For their part, Obama and the Democrats pulled in $75 million last month, and $71 million in June and $60 million in May. Last month, Obama's campaign spent much of its cash ? about $59 million ? on advertising and paid staff.

Pro-Romney super PACs like American Crossroads and Restore Our Future have spent tens of millions of dollars on TV ads critical of Obama in key states, and the groups expect to spend much more as November approaches. Obama also has super PACs working in his favor, although the groups have yet to catch up to the fundraising benchmarks of their GOP counterparts.

All told, the groups' fundraising strength means Romney could have a permanent financial advantage over Obama. An Obama campaign spokesman did not immediately return requests seeking comment Tuesday.

Romney fundraising officials have told donors there were few states that haven't broken fundraising efforts. That could put Romney on track to raise $800 million by Election Day.

Both campaigns' financial reports detailing sources of revenue and where the money is spent are due to the Federal Election Commission by Sept. 20.

Wither Lake Mead?

We cover a lot of different topics here in the blog related to weather and science. Many times it is new interesting data or information about some present weather. Other times it is more controversial issues that intersect the environment, climate, technology, and society. I particularly enjoy discussing some of ?tougher? subjects that challenge my thinking. Lately, I have been looking back at our history of development in the U.S. (Cars vs. Trains) and been re-thinking the ?great accomplishments? in America, such as the Interstate highway system. It certainly greased the wheels of commerce and progress and increased our sense of freedom?for which we should all be thankful, but it also has?the terrible environmental legacy of cementing our culture to the automobile and urban sprawl. By some measures the Interstate highway system might have spurred the development of an unsustainable society (look at crumbling Detroit). Only time will tell.

What about other ?great accomplishments? in American history not revolving around automobiles, highways, and bridges? What about the Hoover Dam? I noticed this little tidbit in the news the other day: Work continues on the 3rd Lake Mead intake pipe. As I have covered in the blog in the past, it seems the number of people living in the DESERT Southwest has gotten past carrying capacity. Water resources are getting scarce. A couple more years of hot and dry weather and there could be critical shortages. Hopefully, a developing El Nino?will bring a little relief to the southwest this Winter.

I have been to the Hoover Dam and Lake Mead recently. I was rather wowed at how low the lake level is. Here is a great article that shows how much the lake is shrinking - just hover your mouse over the pictures to see the changes between 1985 and 2010. Las Vegas has taken it?s toll on the lake. I thought to myself, it is probably about time for Vegas to stop growing or try to conserve more. Instead, they seem to be ignoring the warning signs and are content to suck the lake dry. I used to look at the Aral Sea disappearance and think about how a centrally planned economy like the former USSR was ?not very smart?. They irrigated so much previously?marginal farmland with Aral Sea source water that the?sea dried up. Anyone could plainly see that the sea was shrinking, but they just kept on until it was dry. Are we any smarter here in the U.S.? Lake Mead is disappearing fast!

Was the Hoover Dam the key reason why Las Vegas expanded so much in the first place? Lake Mead also allows for a lot of agriculture in the DESERT Southwest that would normally have no business being there like growing cotton. Were these developments worth it? Setting aside the social implications of Las Vegas (sin city), was it an overall benefit to the country? This was the topic of a recent debate over depression era policies & projects. For the first?couple decades after the dam was built, I would have to agree that it was a positive development (a ?good deal?) for most people. Then, in typical American fashion, it looks like things got ?too big?. Are we now set up for extreme water shortages and a demographic?implosion of the southwest? I was surprised to learn that decades ago,?famous explorer and naturalist John Wesley Powell said in response to the Hoover Dam ?Gentlemen, you are piling up a heritage of conflict and litigation over water rights, for there is not sufficient water to supply the land?.

I happen to think that there is still enough water to go around, if the price is allowed to rise. If people have to pay as much for water (out of the tap)?as they pay for gas, there will be conservation like never before seen. The problem is that politicians will probably want to meddle and not allow for the price to rise to its natural level.

Besides conservation, I have heard the proposal of building a pipeline from the Great Lakes to the southwest ? but that?has not gained much traction. Could desalinated ocean water be piped into Phoenix and Las Vegas? Probably not with current technology, but?the tech?is getting more advanced. It might not be so far-fetched in the near future.

What Does a Real Estate Wholesaler Look For In a Buyer?

There has been a lot of conversation lately on BiggerPockets about working with wholesalers; the good, the bad and the ugly.I think that we can all agree that there both ethical wholesalers in this business, and those that are less than ethical. This is no different than you would find if you were looking at rehabbers, landlords or any other group of real estate investors.

Since I am a full time wholesaler, I wanted to talk a little bit today about?what I look for in a buyer?which is what I think most professional wholesalers look for.

Do You Want to Be on the Top of Your Wholesalers List?

I can?t speak for all wholesalers, but to be on the top of my list you have to possess certain qualities. I have to know that you are a professional real estate investor. I?m not really looking for someone that did a deal one couple of years ago, and now they want to be on my list. I am looking for someone with a track record. Now that might come in different ways.

  • There are a couple of folks on my list that actually have other jobs (one also has his real estate license as well), but they typically have several rehabs going at one time. They are most definitely in the business even though it is not their only business.
  • The vast majority of my buyers on my list have come to me from my local REIA meetings. I know when I see these folks month after month they are committed to learning this business. These are the same folks that you will see at seminars that you attend. If your closest meeting is in the next city, quit making excuses about how far it is and go anyway. Show other investors that you are committed to this business.
  • They have a good reputation with other investors. I don?t want to be associated with those real estate investors that have questionable ethics and business practices.
  • They know where their cash is coming from. They can close in 7 to 14 days in most instances.

Speaking of cash buyers, where does their cash come from? It can come from a number of different sources. Here are just a few:

  • A HELOC or Home Equity Line of Credit. There are a whole lot of folks out there with a bunch of equity in their home. You can establish this line of credit and instantly become a cash buyer.
  • A Self Directed Roth IRA. This is one of the best ways to build wealth through real estate. There are numerous articles on this site on this topic.
  • Private Money. You would be really surprised at just who you might know that has cash in the bank earning pennies on the dollar. Get in the habit of asking everyone you come across if they know someone that would like to make a great return on their money and have it secured by real estate.
  • Hard Money. While this isn?t the best source of funding, it works. Just be sure to add the cost of this money into your purchase.
  • An Investor Friendly Bank. This is getting harder to find, but there are still some folks out there with good credit that are taking advantage of this way of having quick access to cash.
  • Actual Cash! This is my favorite! I have a couple of buyers on my list that actually have cash.

The Bottom Line

The bottom line for me boils down to?these 5?things.

  1. Can I count on this person to look at the property right away? Someone that tells me that they will look at the property when they have a chance but can?t tell you when, is not a serious buyer in my book. The investors on my list all get out there within 24 hours, usually much less.
  2. Do they have the ability to make a decision quickly? My buyers usually know instantly what they want to do.
  3. Do they have a source of funding lined up?
  4. Do they close on the transaction (on time) every time?
  5. Do they always do what they say they will do?

Those are the folks that are on my ?A List?, that get a call when I have a property. Why do these folks want to be on my list? Because I have great deals for them!
